Microsoft Renews Nearly 400,000 Square Feet Lease at Redmond Town Center

Jan. 5, 2026 — Redmond, Wash. Microsoft has renewed its lease for nearly 400,000 square feet at Redmond Town Center, a move the Puget Sound Business Journal reports signals confidence in the local office market amid ongoing shifts in the tech sector.

The renewal precedes the company’s planned stricter three-day in-office policy set to take effect in February.

The lease extension at the prominent Redmond office complex underscores Microsoft’s continued commitment to its Eastside footprint. The PSBJ article, published Monday, highlights the renewal’s timing as tech firms navigate hybrid work transitions and tightening return-to-office mandates.

This development follows prior reports on Microsoft’s leasing strategy in Redmond. In October 2025, the PSBJ noted the company was exploring extensions at Redmond Town Center and Millennium Corporate Park amid evolving in-office policies.

Separately, in September 2025, a Microsoft-leased seven-story office building in Redmond sold for $225 million, the largest Seattle-area office transaction that year, to buyer Preylock with an 11-year remaining lease term, according to CRE Daily, CoStar, and Connect CRE. That property is distinct from Redmond Town Center.

Microsoft has a long history of leasing space at the site. Older PSBJ coverage from 2018 detailed an 86,000-square-foot lease there, as well as a $268 million sale of Microsoft-leased offices in Redmond.
