June 28, 2025 — Redmond, WA — The City of Redmond approved updates to the Marymoor Village development regulations, effective June 28, simplifying zoning codes and promoting transit-oriented development adjacent to the light rail station and King County’s Marymoor Park.
The revisions consolidate zones into Marymoor Core, Edge, and Manufacturing categories to facilitate mixed-use housing, employment, entertainment, and services.
The Marymoor Core zone targets mid- and high-rise buildings integrated with transit infrastructure, while the Marymoor Edge zone emphasizes community gathering spaces and local businesses enhanced by proximity to Marymoor Park.

Key changes include updated design standards, expanded incentives, and adoption of Marymoor Transit-Oriented Development Focus Areas and an Arts & Culture District.
The updates aim to create an inclusive community with features like neurodiverse-friendly public spaces, accessible housing units, and public art honoring local tribal connections to nearby natural areas.
Marymoor Village development regulations were updated in June 2025. The updated regulations facilitate the area’s development into a transit-oriented community with a focus on inclusion.
The regulations support excellent pedestrian access to Marymoor Park, one of the region’s premier recreational areas, attracting over 3 million visitors annually. This builds on prior planning efforts, including the 2017 Marymoor Subarea Plan.
